This is a general list of tenant fees charged and is for guidance only – please note charges for individual properties may vary and are specified on each individual property. Where the fee here differs from the fee stated on the individual property the fee detailed on the individual property applies. Please check carefully the details of the property you are interested in.

FEES YOU WILL BE REQUIRED TO PAY BEFORE STARTING THE TENANCY
Administration Fees: If you choose to take a tenancy through House-Hut we charge an administration fee for the first tenant which includes referencing.£150.00
Second and subsequent tenants are charged an administration fee of which includes referencing £90.00

Guarantor Referencing: If a guarantor is required we will need to carry out a reference check and charge an administration fee.£60.00

Tenancy Agreement: Preparation of the legal document and registering deposit £100.00.

Inventory Fees: Where the Landlord has a professional inventory a charge £150.00 will be made for a professional check in and check out.

THE FOLLOWING FEES YOU WILL NEED TO HAVE PAID IN CLEARED FUNDS BEFORE THE TENANCY COMMENCES: One month’s rent in advance Tenancy Deposit. Four weeks rent is payable which will be lodged with the Deposit Protection Scheme.

FEES FOR ONGOING COSTS
Late Payment of Rent: We may make a charge where the rent is in arrears for more than 3 days from the due date. Please note you will automatically forfeit the £100 gesture of goodwill if this needs to be enforced £30.00

Tenancy renewal fee: Where the Landlord is agreeable an option to renew the tenancy.£50.00

Request to end Tenancy early Subject to the Landlords consent: You may wish to be released from the tenancy early. This will be subject to 50% of a month’s rent plus VAT subject to a minimum fee of £360 including VAT. You will be liable to pay the rent and household bills until a new tenant is found or the tenancy expires. You may also be asked to pay reasonable costs for re-letting the property.

Overpayment of rent: It is your responsibility to cancel any standing orders for payment of rent at the end of the tenancy. If for any reason we need to reimburse you because this has not been done we may charge an administration charge £30.00

Key Loss: A charge will be made if a duplicate key has to be cut £20.00

Duplicate Contract Fee: If required £50.00
Duplicate Inventory Fee: If required £50.00
Mortgage/ Landlord references: administration fee £40.00
Fees for professional cleaners: If required as a result of check out inventory £25.00/hour
Arrangement Fee: If we need to arrange for any remedial work to be carried out due to damage incurred during the tenancy, a 15% administration charge will be made for administration costs.
Check Out: If for any reason we cannot do the check out on the agreed day, due to any unreasonable delays caused by the tenant, then any reasonable costs may be charged. £40.00 (Min fee)
Abortive call out charge: If we have agreed with you for maintenance work or contractors to access the property and they are unable to gain access for any reason you will be charged a fee. £65.00
