How do we offer so much at this price?
At House-Hut we offer you a very personalised service with our unique 10 point service commitment. Moving home is one of the most stressful events in your life, it is also probably your biggest purchase, which is why our motto is: ‘inspiring confidence - reducing stress’. As members of the Ombudsman for Estate Agents Scheme you have the reassurance of knowing we abide by their strict codes of practice this also provides you with an independent point of redress. We listen to what you want, when we say we’ll ring you back we will. Being totally independent we don’t have to meet head office targets, we work for you our customers. We won’t try and sell you mortgages or insurance - all we do is sell houses!
To sell your house - call or email us and we will come and visit you at a convenient time. We offer a free appraisal and market valuation of your property and will discuss a personalised plan to sell your property. In all cases we will offer you advice on how best to present your property to get the best possible price.
All enquiries are followed up to maximise the sale potential of your property. Viewings are arranged through our office, and we will accompany all viewings if required.
All offers on your property will be passed on to you and we will advise you on how to proceed and negotiate the best price for you. Once a sale has been agreed we will follow the sale through to completion keeping you informed all the way. We aim to make your move go as smoothly as possible.

· £700 flat fee - any house! (payable upfront)
· 0.5% commission (no sale - no fee, plus £300 payable upfront)
· 0.9% commission (no sale - no fee)
The above rates all include preparation of a full colour glossy brochure of your property including floor plans, marketing of your property on our websites and partner web sites, a for sale board, handling all enquiries, arranging viewings, follow up of viewings, negotiation offers and seeing sales through to completion. Please note these charges do not include us conducting viewings (in practice most sellers are happy to do this themselves and are very good at it after all you know your house far better than we do and we do give you plenty of tips!). We realise that a few of our customers will require their agent to conduct viewings and we are more than happy to assist – please ask for further details. With this service you pay us £700 + vat up front - there is nothing else to pay.
· We will prepare full details of your property
· Advise on pricing your property
· Produce full colour glossy brochures including floor plans
· Erect a for sale board (if required)
· Market your property on all our websites (including Rightmove)
· Deal with enquiries and arrange viewings
· Provide feedback after all viewings
· Negotiate offers on your behalf
· Follow up sales to completion
We will continue to market your property until sold or for one year (whichever is the shorter)
We offer transparency in our charges.
Where we differ from traditional estate agents, is that we don’t have a high street shop and the savings we make we pass on to you. We also believe you should only pay for the service you require; many people end up showing people around their homes themselves and some home owners prefer to, but still get charged the full fee by their estate agent. With House-Hut you decide the service you require.

No - Our Bristol, St Albans, Stockport and Bath offices are run by a small team with detailed local knowledge. We pride ourselves in offering a very personal service to our sellers, and the same people who will know your property and your situation will be on hand to guide and asit you through the process.
Yes Our staff are locally based and deal with properies in the area on a daily basis. We make it our business to have a detailed and thorough knowledge of the local market so that we can give you the best advice and to ensure we sell your property for the best possible price.
Does having no shop mean you miss out on potential buyers?
No We market your property widely to make sure we don’t miss any serious buyer. 95% of people looking to buy a house will use the internet and 9 out of 10 will use one of the four big property websites. We advertise on all four including Rightmove Findaproperty and Primelocation plus many others. We also recommend a ‘For Sale’ board which we provide free and we also advertise in the local press.
What about buyers who don’t have access to the Internet?
We produce professional full colour brochures on all our properties which we can post to potential buyers. Buyers can call us on the telephone from 8.30am - 7pm weekdays and also on Saturdays 8.30am - 2pm.
Do I get tied into long term contracts?
No - we believe you should not be tied into long term contracts and if you are not happy with the service your agent provides you should be free to change. We have confidence in our services and we work hard to keep your custom.
Do I get a ‘For Sale’ board outside my house?
Yes like most agents we recommend placing one of our distinctive signs outside your home to assist in the marketing of your property.
Yes in order to put your house on the market it is a legal requirement to have an energy performance certificate (EPC). We can obtain these for you though our team of energy inspectors at very competitive prices - please call for details. for more information on EPC’s click here.
