We make it our business to have a detailed and thorough knowledge of the local market so that we can give you the best advice and to ensure we sell your property for the best possible price.

Does having no shop mean you miss out on potential buyers?

We market your property widely to make sure we don’t miss any serious buyer.  98% of people looking to buy a house will use the internet and 9 out of 10 will use one of the three big property websites.  We advertise on all three including Rightmove Zoopla and Primelocation plus many others.  We also recommend a ‘For Sale’ board which we provide free if you would like one.

What about buyers who don’t have access to the Internet?

Nowadays we find 98% of people have access to the internet either directly or via family and friends. We produce professional full colour brochures on all our properties which we can post to potential buyers. Buyers can call us on the telephone from 8.30am – 6pm weekdays and also on Saturdays 8.30am – 2pm.

Do I get tied into long term contracts?

We believe you should not be tied into long term contracts and if you are not happy with the service your agent provides you should be free to change. We have confidence in our services and we work hard to keep your custom

Do I get a ‘For Sale’ board outside my house?

We recommend placing one of our distinctive signs outside your home to assist in the marketing of your property. On average we find houses which have for sale boards sell more quickly and for a slightly higher price. Sale boards are included free with our service.

Does House-Hut accompany viewings?

At House-Hut we are committed to offering our customers the best possible service whilst keeping our fees as low as possible.  Most of our customers are happy to show people round their property.  We find buyers prefer this as the home owner is much more likely to be able to answer any questions they may have and knows more about their home and the neighbours than an agent ever can.  However we realise that not all our customers are able to do this.  We are very happy to accompany viewings if required.   Please call us for details.

Do I need an EPC and where do I get one?

In order to put your house on the market it is a legal requirement to have an energy performance certificate (EPC).  We can obtain these for you though our team of energy inspectors at very competitive prices.
